The construction of five new residential blocks at Friary Park in Acton, West London, formed part of a major new-build development designed by award-winning architects Chapman Taylor. The project required products that would not only meet, but exceed, current building regulations – while future-proofing the buildings for generations to come. Keyfix’s market-leading Non-Combustible Cavity Tray (NCCT) system offered the perfect solution.

Located on Friary Lane in Acton, the development forms part of a wider regeneration of the area, delivering high-quality new homes across Blocks B2, B3, E, F1 and F2. With a nine-month construction programme, the scheme required a façade solution that could be delivered at scale, on programme, and without compromise on quality or compliance.

Brickwork contractor Landmark Brickwork Ltd – well versed in the benefits of Keyfix’s product range through an established working relationship – was confident in utilising Keyfix for the project. The speed of installation, quality of product, and support offered by the Keyfix team made them the clear choice for a project of this complexity and scale.

Working closely with main contractor Mount Anvil Ltd, brickwork contractor Landmark Brickwork Ltd, and architect Chapman Taylor, Keyfix provided technical guidance and rapid responses to queries throughout the project.

The complexity of the building envelope called for several bespoke innovations. The project required angled units to suit the building’s specific geometry, as well as trays engineered to accommodate recessed rainwater pipes to ensure a clean, compliant finish at every detail. With a demanding nine-month programme across five separate blocks, materials also needed to arrive precisely when needed to keep installation on track, without compromising quality or compliance.

To enhance fire protection and future-proof the building effectively, Keyfix supplied over 6,000 metres of its NCCT System across the five blocks, along with approximately 4,500 Pre-Formed Corners and Non-Combustible Weeps.

The classified Class A1 Non-Combustible Grade 304 austenitic stainless steel cavity trays offer trusted, rigid self-support, are designed to exceed the lifespan of the building, and prevent the risk of thermal bridging – all without the need for sealants, tapes or mastics.

Keyfix designed and supplied bespoke angled units and recessed rainwater pipe trays to meet the building’s specific geometry. The Pre-Formed Corner Units were particularly instrumental in driving installation efficiency, eliminating the need for site-fabricated corners and reducing the risk of on-site error. Scheduled deliveries were coordinated throughout to ensure materials arrived exactly when needed, helping support the project programme from start to finish.

The project completed on programme in June 2024, with all products installed to the highest standard across all five residential blocks. By combining product innovation, bespoke engineering and proactive technical support, Keyfix delivered a fully integrated, high-performance façade solution that meets the demands of today and the challenges of tomorrow.
