The £1 billion development, led by main contractor Laing O’Rourke, architects Foster and Partners, and brickwork contractor Lyons & Annoot Ltd, delivered 139 luxury residences alongside 20 shops, restaurants and cafes, a landscaped public courtyard, gym, cinema, and Six Senses hotel and spa.

The residential element includes a mix of one-, two-, three and four-bedroom apartments, duplexes, penthouses and corner units. Given the scale and prestige of the project, every component needed to meet the highest standards of quality, safety and long-term performance.

With such a high-profile development, the project team required a passive fire protection solution that would not rely on sealants, tapes or mastics while meeting and exceeding current Building Regulations. The solution also needed to provide long-term durability, simplify installation and help future-proof the building.

Having previously worked with Keyfix and its sister brands, the project team knew they needed a trusted manufacturer capable of delivering fully non-combustible façade solutions without compromising on performance, aesthetics or buildability.

Keyfix supplied 692m of Non-Combustible Cavity Tray systems, including 19 Pre-Formed Corner Units and 1,800 stainless steel Non-Combustible Weeps, providing continuous cavity drainage and fire-safe performance across the façade.

Manufactured from Class A1 Grade 304 austenitic stainless steel, the cavity trays provide rigid self-support, eliminate the need for sealants, tapes or mastics, reduce the risk of thermal bridging and are designed to exceed the lifespan of the building.

Throughout the project, Keyfix worked closely with the architect and brickwork contractor, providing technical guidance, quick responses to queries, regular design meetings, site visits, CPD webinars and toolbox talks.

By manufacturing and forming products off-site, Keyfix helped streamline installation while maintaining the highest standards of quality, compliance and aesthetics across the development.
