As one of the UK’s leading manufacturers and suppliers of Non-Combustible Cavity Tray Systems (NCCT), Keyfix has been working in collaboration with Ardmore Group on Kidbrooke Station Square regeneration project. The £100m new build development includes 413 new homes in six residential blocks, each requiring non-combustible brick trays and corner units/reveals.
Developed by Notting Hill Genesis, with Main Contractor Ardmore Group, Architect Practice Glen Howells Architects, and Brickwork Contractor Kegel Construction, these new homes are available for private sale, affordable rent and shared ownership. The new residential buildings will sit within six new blocks that feature brick-built facades, reach heights of up to 16 storeys, and are clustered around podium level landscaped courtyards.
This first phase of this £100m build, will also incorporate the provision of new public amenities, including a new public square and an improved transport hub that connects Kidbrooke Station and local bus services, and the site-wide energy centre.
Ardmore Group required a third party certified, high quality, and trusted A1 fire rated Non-combustible Cavity Tray System to exceed current building regulations, whilst preventing moisture ingress and enhancing fire safety.
One of the main challenges that Keyfix faced in this project was the high number of corners and reveals close to the external wall build-up. To decongest the slab edge, Keyfix supplied a myriad of pre-formed Pier Units, removing the need for site forming products and helping achieve uncompromised building quality and safety. The pre-formed Pier Units allowed for a more efficient and effective installation of the product and faster construction. Furthermore, this robust system ensures that water is expelled back out of the building, ensuring that the building is damp-proofed.
Keyfix was specified due to having a BBA Certified NCCT system that exceeds current regulations, provides a superior level of fire safety, and effectively prevents moisture ingress.
Working closely with Ardmore Group, Keyfix designed and supplied 4,500 metres of its Non-combustible Cavity Tray System which encompassed 3,700 Corner Units and Reveals, pre-formed Pier Units, and 14,000 Non-combustible Weeps across all six residential blocks.
Keyfix’s NCCT System is manufactured from austenitic Grade 304 stainless steel, ensuring the highest standard of fire resistance for the building with its A1 fire rating, that does not contribute to fire loading. Furthermore, the enduring quality of the stainless steel guarantees longevity and the building’s ongoing resilience for over a century. Subsequently, the building will remain compliant with evolving regulations if they are to become more stringent.
From project conception right through to completion, Keyfix collaborated closely with Ardmore Group to deliver outstanding levels of customer service to the client. The Keyfix technical team provided extensive project support through regular site visits, participation in design team meetings, and delivery of CPD webinars and toolbox talks. They also developed a detailed layout and component schedule, as well as detailed mark-ups based on the architect’s plans.
Kieran Coyle, Keyfix General Manager, revealed how close collaboration on such a comprehensive project meant any possible clashes were foreseen ahead of time and reduced the risk of complications or challenges during the project.

In addition to supplying pre-formed Pier Units to remove the need for site forming products and achieve uncompromised building safety and quality, Keyfix worked closely with the Ardmore Group from start to finish to ensure the project was completed on time and to budget.
“As a result of the close collaboration between all involved, the project ran very smoothly and exceeded the quality and safety standards the client was expecting.”
